Situated in the centre of Valdichiana, close to Arezzo and Cortona, the villa offers the possibility to quickly reach the main historical and artistic sites: Florence, Siena, Perugia, Montepulciano, Assisi, Gubbio are at a short driving distance.
Villa Rosa dei Venti is divided into three spacious apartments, two cottages and a reception on the ground floor. The guests have the opportunity to stay in accommodations where so much importance has been given not only to the ceilings, with their imposing wood beams and earth baked tiles, but also to the wood furnishings and to the painting of the walls, which is different in every one.
The “Rosa dei Venti” estate spreads over 25 hectares in the municipal district of Cortona. Its lands enjoys a favourable location, are well exposed to the sunlight and are suitable for the cultivation of olive trees, grapevines, wheat, sunflowers and melons. Two farmhouses are located within the estate: Villa “Rosa dei venti” and the “Vecchia Fattoria”. Villa “Rosa dei Venti” is steeped in nature and beautifully sired; the swimming pool is located westwards where in the hot summer nights it is possible to enjoy a wonderful sunset.
The “Vecchia Fattoria” is surrounded by a vineyard (1 hectare) which may yield enough wine to satisfy both the Micheli family’s and the estate guests’ needs. Olive trees stand in the background both in the park of Villa Rosa dei Venti and in the Vecchia Fattoria and their oil and wine production can satisfy both the Micheli family’s and the estate guests’ needs.

Deposit euro 200,00 to be paid cash on delivery of the keys. The owner or his charged has the right to forbid
the entrance of the guests, if the deposit has not been paid. The deposit will be returned back to the customers at departure (after the check of the property).
If the guests leave the villa in advance or during the night, the deposit will be hold and returned back after the departure. If the damages founded inside or
outside the villa are not immediately quantifiable when the guests leave, the deposit will be hold and returned back after the departure, after having hold the
amount of the damage.
Payment:
-50% in advance on booking to be sent by bank wire;
-50% within 1 month before arrival to be sent by bank wire.
Cancellation policy:
The following penalty must be paid for the cancellation of a reservation:
-50% of the total price of the reservation for cancellation communicated before 60 days from the beginning of the stay;
-60% of the total price of the reservation for cancellation communicated between 59th and 30th days from the beginning of the stay;
-80% of the total price of the reservation for cancellation communicated between 29th and 15th days from the beginning of the stay;
-100% of the total price of the reservation for cancellation communicated within 14 days from the beginning of the stay.

The arrival time has to be communicated at least 2 days before.
For organizational reasons we need to know, at the moment of the booking or at least 2 weeks before the arrival, the composition of the group and the rooming list.
Otherwise the rooms will be prepared as standard and Euro 60,00 for each extra bed or cot will be debited.
Maid are available only if reserved in advance.
Extras to be paid on site: final cleaning Euro 11,00 per person; heating on consumption; maid service for daily cleaning 17,00 euro/hour (to reserve in advance);
phone/internet; on consumption; chef (to reserve in advance); cooking course (to reserve in advance – extra price).
All apartments are equipped with: satellite TV; heating individually; hairdryer; stereo/cd; fully equipped professional kitchen.
Other Services and net prices: laundry with iron; outdoor swimming pool, with breathtaking view on the surrounding countryside; barbecue; mountain bikes; cooking
course (to reserve in advance) 100,00 euro per person; wine tours: (to reserve in advance: Montepulciano-Pienza, Montalcino wine tour, lunch included: 100,00 euro
per person; Chianti wine tour, lunch included 120,00 euro per person).
Nearby there is the possibility to enjoy with golf, horseback riding, tennis.
